What we do
We pool, renovate and operate large multifamily properties.
D3 Capital, a subsidiary of D3 Enterprises, is a real estate syndication company. We provide passive income opportunities for accredited investors in commercial real estate, focusing on multifamily apartment communities in the Midwest and Sunbelt states.
We pool accredited investors’ money to purchase large multifamily properties, then renovate them, giving the units a fresher look and better amenities. These updates allow our investors to realize attractive returns, which in most cases are taxed at a very low rate thanks to the significant depreciation these properties carry.

Investment targets
What we aim for on each property.
7–10%
Targeted net annualized cash-on-cash return
12–15%
Targeted net levered IRR, including gain at sale
3–7 yrs
Typical time from purchase to sale
Targets are goals, not guarantees or projections of future performance. Actual results vary by property and may be lower. Details for any investment are provided only in its Confidential Private Offering Memorandum.
Goals
Long-term, tax-sheltered cash flow
The investment horizon of each purchase is anticipated to be 3–7 years, depending on asset type and class.
Value-add
We buy what we can improve
As an opportunistic company we typically buy under-performing properties, where renovation, repositioning or superior management can increase cash flow and ROI.
Diversification
Room to grow
As D3 progresses, other paths present themselves, leading to further opportunities, including self-storage and industrial warehouses.
Our strategy
Four ways investors benefit.
We buy under-performing properties and increase cash flow through renovation, repositioning and better management.
01
Tax mitigation
Depreciation on large multifamily assets means returns are often taxed at a very low rate.
02
Cost segregation
Where it fits, a cost segregation study accelerates depreciation and front-loads deductions for investors.
03
Passive investing
We source, finance, renovate and manage. Investors receive monthly or quarterly distributions.
04
Value-add real estate
We buy under-performing properties and lift cash flow through renovation, repositioning and better management.
How it works
From acquisition to distribution.
Pool
Accredited investors join a single offering for one large multifamily property.
Renovate
We give units a fresher look and better amenities, and tighten operations to lift cash flow.
Distribute
Investors receive ongoing distributions, then a share of the gain when the property sells.
