FAQ
Questions investors ask us.
Who can invest with D3 Capital?
Our offerings are open to accredited investors. Any offer is made only through the Confidential Private Offering Memorandum for that investment.
What do you invest in?
Our focus is income-producing real estate, primarily multifamily apartment communities in the Midwest and Sunbelt states, along with assets such as self-storage and industrial warehouses.
How long is a typical investment?
Our typical timeline is 3–7 years from purchase to sale, depending on the asset type and class.
How do distributions work?
By investing in income-producing real estate, investors receive monthly or quarterly distributions, and a share of the gain when the property is sold.
What returns do you target?
We target net cash-on-cash returns of around 7–10% annualized and a net levered IRR of 12–15%, including the gain at sale. These are targets, not guarantees; actual results vary.
How does tax mitigation work?
Real estate investors can take advantage of the asset’s depreciation, which can reduce their tax liabilities.
What is cost segregation?
In some cases we can further reduce investors’ tax liability with a cost segregation analysis, which produces an accelerated depreciation schedule.
How do I see current opportunities?
Current offerings are in our investor portal. Visit the Opportunities page, or contact us and we’ll walk you through it.
